Midtown at Bonita is a 68-acre mixed-use development currently under construction on Bonita Beach Road, just east of I-75. It is designed to serve as Bonita Springs' walkable town center, and it will be one of the largest retail and dining destinations in Southwest Florida.
The development combines 315,000 square feet of retail, restaurant, wellness, and entertainment space with 400 luxury residential units and a 165-room boutique hotel. Over 30 acres of preserved open space, lakes, and pedestrian pathways will connect everything together.
Several restaurants have already been announced. The lineup includes LowBrow Pizza and Beer, The Hangry Bison, Jeff's Bagel Run, Beau's BBQ, Mason's Famous Lobster Rolls, Gelato and Co., Cold Stone Creamery, Panera Bread, Chipotle Mexican Grill, and Three Sixteen Cafe. More announcements are expected as construction continues.
National and regional retailers are anchoring the commercial space. TJ Maxx and Ulta Beauty are the largest confirmed tenants. Additional retailers include Club Pilates, The UPS Store, Good Vets, Pacific Dental Services, Mathnasium, Noire the Nail Bar, SugaringLA, and Bonita Beach Wine and Spirits.
Retail construction broke ground in November 2025, and the first tenants are expected to begin building out their spaces in spring 2026. Full build-out will continue through 2027 as additional phases come online.

Downtown Bonita Springs along Old 41 is experiencing the most significant transformation in its history. Multiple projects are under construction right now, and the area is being rebuilt into a walkable, riverfront destination with new restaurants, shops, parks, and public gathering spaces.
This is the marquee project. A public-private partnership between Barron Collier Companies, CAPREIT, and the City of Bonita Springs, Imperial 41 transforms a long-vacant site spanning the Imperial River into a mixed-use destination. The development includes 120 modern apartment homes and approximately 19,000 square feet of commercial space for restaurants, shops, and offices. Public amenities include two parks, a public fire pit, restrooms, bike racks, and public parking. Construction broke ground in late 2025, and vertical construction is now underway. Completion is expected in 2027.
Riverside Park has temporarily closed for Phase 2 renovations and will reopen by winter 2026 with major upgrades. The project includes replacing the event lawn with durable synthetic turf, adding a permanent performance stage and bandshell, expanding paved seating areas and walkways, and enhancing the veterans memorial. The park will temporarily reopen for the Star Spangled Bonita celebration on July 4, 2026.
A new state-of-the-art splash pad is under construction at the Banyan Lot in downtown Bonita with enhanced lighting and restroom facilities. This family-friendly amenity is targeted for completion by winter 2026 and will add a year-round attraction to the downtown core.
Ceremony Brewing Plaza is undergoing renovations with an estimated completion of summer 2026. Project Telephone is repurposing the historic telephone building into new dining spaces. The Entrada redevelopment is adding restaurants like Waffle Monkey, Wolfmoon Bakery, and The Boba Shop.
